Files can be in various formats. Detailed items and areas can be expanded.

I have undertaken site Surveys and Flood Risk assesments for other Architectural Practices, Structural Engineers, Insurance Companies, Builders and and other professional bodies. I can provide many of professional and competent builders with whom I have worked with in the past. I can draw on 58 years Building experience and knowledge to back up your project with both todays technology and skills and of the skills and methods of the past, from working with timber frame, concrete, flint, lime mortar, green oak, chalk and stone.

The Method

Ours is simple . Once engaged I will manage the project until planning and building control consent or completion of finished  project.
Obtaining quotes from suppliers and builders and sourceing items for your project.
We undertake a full measureing and survey of your property.
We prepare drawing to your specification. We make all applications to the local authority . We make sure your project is delivered.

Step 1
We will visit your property to discus the project with you, when you engage me and ensuring we understand exactley what you want from the development. We will then carry-out a thorough measured Survey of the property,taking photographs both internally and externally as required. At this stage I will require a deposit

Step 2
We prepare faesibility drawings for you to review. This will include plans and elevations of the existing property layout and also the proposed layout. At this stage you can make changes as necessary and once you are satisfied that the feasability meets your requirements, we will prepare the Approval Drawings.
At this stage. I require a stage payment.

Step 3
I will prepare the Approval Drawings based upon the initial Feasibility drawings and your requested changes.

Step 4
Initially we submit the Planning Application for you.
Once we have gained planning we will submit the Drawing for building regulations.
WE complete all the necessary forms .
We also complete the ‘Neighbour Notification ‘procedure and send the Local Authority the required number and types of drawings.

Step 5
If any re-submissions or amendments are requested we complete this with the advice of the Planning Officer. We will keep you informed of any major changes requested requested by planning

Step 6
When consents have been gained we will notify you immediately and forward you the consent drawings for your record. We will also give you 3 full sets of drawings for your builder to allow you to gain a more accurate quote from builders.

Step 7      If required at an additional cost
A Bill of Quantities can be raised on the finished drawings to give you an accurate price from every builder you inform and to give an identical quote from every builder.

 Step 8      If required at an additional cost
Project overseer this is watch over your project and make sure you are getting what you are quoted for in the way of materials and quality of workmanship. Or full projct management

Planning Application Fees

Planning application fees vary in price for houshold extensions £150.00.and the whole process should take about eight weeks to complete For new build(size dependant), can take up to a year however, it may take longer where there is local interest or where amendments are required. Resubmissions and consultation with Highway, Planning , Enviromentle agencys ,English Nature all these take time.

Building Regulation Fees

Building regulation fees vary in price according to size of project  and Local Authority,for instance
Rooms in roof ............................................................................................£420.00
Erection or extension of an attached or detached garage or carport or both, having a floor area not exceeding 60m2 in total and is intended to be used in common with an existing building........................................................................................................£300.00 
Any extension with a floor area the total not exceeding 10m2      .................  £300.00
Any extension of a dwellingthe total floor area of which exceeds 10m2 , but does not exceed 40m2................................................................................................ £430.00
Any extension of a dwellingthe total floor area of which exceeds 40m2 , but does not exceed 60m2................................................................................................ £600.00
Instalation of replacement windows doors and rooflights in an existing dwelling .£80.00
Notifiable electrical works covered by Building Regulations Part Pand carried out by a competent electrician........................................................................................ £80.00

New Planning Regulations

From 1st October new regulations will mean that 80,000 fewer planning permission applications will be made each year. This means you may not need planning permission for your extension or loft conversion! I offer a service to take you through every step. You will still need Building Regulations and drawings for your Builder to follow.
